This project consisted of replacing the old existing stucco facade with full height tempered and laminated glass panels supported by hot dipped galvanized structural steel frame. Furthermore the footprint of the building was enlarged to the front property line, and full height second floor windows were installed.

New commercial/retail construction at Preland Plaza. This project was located in the county of Los Angeles. SKS was able to take over this project and bring it to completion and secure final inspection despite numerous non compliance issues due to faulty construction by others.

South Pasadena commercial tenant improvement projects.

This project consisted of remodeling and addition of a high ceiling conference hall to the existing library as well as adding new moment frame for lateral load resistance in the existing portion. The building was totally renovated and upgraded. Intricate finish carpentry was used in the children’s reading section.

This Project involved addition of a steel moment frame as a shear resisting element to rectify the soft story condition at the rear of the building in compliance with Soft Story ordinance No. 183893 of the City of Los Angeles.

From conceptual design, permitting, to final construction; this project consisted of total renovation of five buildings comprising of warehouses and office space as well as underpinning and foundation repair to a footing/wall settlement of fourteen inches due to soil erosion. SKS was able to design, permit and construct all within budget and time.
