Our engineering team will then prepare a report describing the condition of each inspected balcony and walkway.

Design Construction & Repair If Required

In the event that damage has been found, our design and build team work together to come up with the most economical and efficient solution to repair all damaged elements.

Non-Destructive Balcony Inspections

SKS Construction starts every balcony & walkway inspection with a preliminary on-site visit to analyze how many and which elements require inspection. Our administrative team then works with tenants and property managers to plan inspection times where our team will have access to all required elements. SKS Construction then uses non-destructive methods to visually inspect each elements structural framing system & waterproofing to ensure that neither has been compromised.

Written Report In Compliance W/ SB | 326 & 721

Our engineering team will then prepare a report describing the condition of each inspected balcony and walkway. There are 4 different outcomes that may come from the initial inspection:

1. Generally safe condition and performing in accordance with applicable standards

2. Require further exploration/inspection utilizing destructive methods

3. Needs repair in a non emergency/non immediate fashion

4. In need of immediate repair and possibly shoring - ASAP

Design Construction & Repair If Required

In the event that repairs are required, Clients are free to send the inspection report to multiple contractors for estimates to ensure they are getting the best deal out there. SKS Construction Design & Build team may also provide a comprehensive bid including repair of all deficiencies noted during inspection. Our team comes up with inovative solutions which are both economical and efficient. Our solutions are unique to each project so that we may utilize existing elements to cut down on costs, time and give an overall better experience to our clients.

What is SB 326 & 721

State of California Senate Bills 326 and 721, also known as “The Balcony Bill”, require property owners/associations to conduct an inspection of exterior elevated elements (i.e., balconies, decks, patios, stairways, walkways) in apartment and condominium complexes. This ensures tenant safety and protects property owners from potential building defects.

Which Buildings Are Affected By SB 721?

The law states that all buildings in California that has three or more multifamily dwelling units are required to have their exterior elevated elements inspected. This means any triplexes, quad- or fourplexes, and larger apartment buildings (including mixed-use properties) are affected.
