Accessory dwelling units add livable square footage without buying more land. We handle design, structural engineering, permitting and construction under one fixed-price contract, with no subject-to-change clauses.

What are the options for ADUs?

Single-family dwellings

Attached ADU: Connected to the main house, often a converted garage or basement. Sharing utilities keeps the design-build process faster and more affordable.

Detached ADU: A standalone structure on the same lot as the main house. Offers the most privacy and design flexibility of any ADU type.

Conversion ADU: Turns existing garage, basement or attic space into a separate living unit. Often the most cost-effective option, especially where lot space is tight.

New construction ADU: A brand-new structure built to serve as an ADU. Gives you maximum design flexibility, engineered in-house to the highest standard.

Junior ADU (JADU): A compact unit within the footprint of your home, with its own exterior entrance. Size-limited by code, but no new structure required.

Multi-family apartment buildings

Conversion of existing areas: Turns storage rooms, unused common areas or parking spaces into new living units. We ensure every conversion clears code while maximizing usable space.

New ADUs within the building: Repurposes underused basements, attics or unused portions of the structure. We handle design through construction, start to finish.

Detached ADUs: New standalone units built in the parking lot or other available space on the property. Ideal when the existing building cannot accommodate more units.

Garage or basement conversion: Converts underutilized structures into compliant living space. A popular way to add units without new construction.

ENGINEERING & DESIGN

Our team of licensed engineers provide value engineering during the design phase up to securing permit and during the course of construction.

CONSTRUCTION THROUGH COMPLETION

Upon securing building permit, SKS will construct the project per approved plans all the way through approval by the city.

A Little About Us

SKS Construction is a full-service design, engineering and construction company founded in 1987 in the City of Los Angeles, California by Sol K Shaolian (MS PE). SKS Construction is recognized as a leader in engineering and construction of Seismic Retrofitting and Foundation Repairs. The SKS team is comprised of in-house engineers (including two of Sol’s own sons), licensed contractors, and experienced around the clock/full-time crews to attend to your every engineering and construction need.

Although SKS Construction has its specialty in seismic retrofitting, over the years they have been able to mold to the demands of the construction market. Design-build jobs for loyal clients from hillside projects, new construction, and even developments in growing cities.
