What Does A Balcony Inspection Consist of?

SKS BLOG

Before January 1, 2025, property owners must finish their initial SB-721 and SB-326 inspections. Building owners are required to participate in follow-up inspections under SB-721 every six years after the original inspection. When

SKS Construction does an SB-326 or SB-721 inspection, we follow a step-by-step procedure to provide a thorough, trustworthy examination.

Balconies, support rails, porches, stairs, walkways, entry structures, and any other structure that extends beyond the building's outside walls and has a walking surface that is elevated more than 6' above the ground are all subject to the inspection requirements of SB-721.

The main reason balconies must be inspected is for dry rot. Dry rot causes structures to fail and the wood to decay. But, the phrase "dry rot" is inaccurate. When wood is dry, it does not rot. Moisture is necessary for fungus to feed on wood

and cause deterioration. Wood's strength comes from its cellulose content. The cellulose that the fungi eat causes the wood to deteriorate. If not repaired correctly, these balconies can fracture and collapse, leading to serious injury of citizens.

SB-326 includes any waterproofing components, such as flashings, membranes, sealants, and similar systems, that are connected to balconies, decks, patios, elevated walkways, and other structures that are elevated at least 6' above the ground.

Balcony Inspection Steps

The first step for a balcony inspection is a free, no-obligation consultation as well as route of the property. In order to assist you budget and plan for your inspection, we will assess your needs throughout this route and offer an estimate.

Our group of qualified engineers and contractors will be on location to do the inspection after the estimate. We utilize the non-explosive exploratory borescope. Our report will also include a breakdown of the necessary non-emergency repairs as well as the estimated service life and performance of your EEEs. The least invasive method for opening the wood to look for dry rot is the borescope. The use of a borescope has the advantage of drilling only small, easily patchable holes into the stucco.
